Beili Residential Community is a development project in Bairro Cazenga district across a 0.41km2 site. Primarily built on a brown field site, the project involves minimal demolition of current households. Ranging from 6 storeys to 27 storeys in height, 53 buildings will make up the community, consisting of residential, business and leisure spaces.
47 buildings are dedicated residential high-rises, accommodating 12,806 1-bed to 3-bed apartments. Across the development, 174 business and commercial premises will be constructed, providing a mixed range of services. 1 building is a dedicated commercial building, offering additional commercial premises. Furthermore, the community will also host adequate educational services for the local residents. A primary school with a capacity of 1700 pupils for ages 4 to 11, alongside a high school with a capacity of 4500, will be constructed.
40% of the area developed will be dedicated green zones, including a 2.2-hectare park.
Across the community, a total of 5,122 car parking spaces will be provided, a household to parking ratio of 2.5:1. These will predominately occur in underground and multistorey parking as opposed to on-street parking.
All structures will feature the most modern appliances and facilities.
In an initiative to rehome households currently living in the slums of the city, the households will have ownership allocated to families and individuals free of charge on a needs basis. The households will feature the most modern and update-to-date utilities and amenities in an effort to rapidly modernise Luanda's living standards.
Upon completion of the development, approximately 4,530 new permanent jobs will be generated within the community alone.
